Naples Neighborhood Spotlight - Vanderbilt Beach

Last week, while writing the Neighborhood Spotlight for Pelican Bay, and this week’s entry into our 52 Things to Do in Naples column (Delnor-Wiggins Pass), Vanderbilt Beach kept popping into my mind.

Vanderbilt Beach Naples FloirdaWhether it’s the fact that the Vanderbilt Beach neighborhood is located smack dab in between the two or because I showed an amazing Vanderbilt Beach home to a client last week, it’s time to get this incredible neighborhood off of my mind and onto yours.

Like other areas of Naples, the Vanderbilt Beach housing market is on a tear. While researching the neighborhood’s market statistics for my client I came across a couple of interesting facts.

HOME PRICES IN VANDERBILT BEACH

We always think of Vanderbilt Beach as such a high-end area, yet the average sales price of a home there, last year, was a modest $374,727. Prices rose and fell all year, as they always do, but they took a bit of a dive in late summer and early fall and then ticked back up by year-end. I think we’ll see prices continue to rise in the area.

Right now, the low end of the price scale for a home in Vanderbilt Beach is just under $100,000, while the most expensive homes are listed for upwards of $4 million plus. The most expensive home in the area right now is listed at $4.5 million, in fact. Prices in the area are a bit of a moving target at this point, rising every week, it seems.

REAL ESTATE MARKET IN VANDERBILT BEACH

The market averaged 23 sales per month in 2012, with spring being the best months (no surprise there). When you look at the graph, however, you can clearly see how depleted the inventory of available homes is in Vanderbilt Beach. It looks like January 2013 may be even softer. 

This is all good news for Vanderbilt homeowners who’ve been considering selling. Prices are rising quickly and, because there are so few homes available, yours is likely to be the belle of the Vanderbilt Beach real estate ball. Especially popular right now are vacation homes.
