I’ve been getting a number of calls from out-of-state folks, interested in buying a home in Naples and confused about the different neighborhoods within the community. Smart guy that I am, I’ve decided to devote a space on this blog, weekly, to explore some of the more in-demand neighborhoods.

When you hear the words “Development community” do you envision row upon row of unappealing vanilla tract homes? A lot of people do. But then, they probably haven’t seen Mediterra in North Naples.

What’s the Difference Between Development and Subdivisions?

To be fair, a lot of people confuse Development communities with subdivisions. Is there a difference? You bet. Development communities are much larger and provide far more amenities to their residents than do subdivisions.

In reality, you could say that the Development community is the subdivision’s antithesis. In fact, Chris Fiscelli, a Senior Fellow at Reason Foundation calls the development community "suburbia's response to the boring, cookie-cutter, detached globs of housing that still make up much of America's suburban nation." 

So, yes, Mediterra is a development community. It encompasses a bit over two miles in land area and is home to 

just a tad over 200 residents with a median income that surpasses that of the state. 

Mediterra is unique in that the amount of land left in its natural state by the developers (over 1,000 acres) offers residents the ultimate in private living. The community is guard-gated to provide an added feeling of safety and privacy.

I think you’ll love the amenities offered in Mediterra. Here’s a sampling:

  • Restaurants
  • Beach club with spa, pool, restaurant and sundeck

Within Mediterra you’ll find different communities, with different housing styles. Estates, for example, can be found in several communities, such as Amarone, Lucarno and Bellezza, to name just three.

Villas in Mediterra are located in Cabreo, Medici and Positano among others. Finally, if a coach home is in your plans, view those located in Brendisi, Porta Vecchio, Monterosso and Calabria.

Homes in Mediterra range in size from 2,500 square feet to 10,000 square feet. Current prices range from $699,195 for a 3-bedroom, 3.5 bathroom home to $6,499,000 for an estate with just about every amenity you could want in a luxury home.
